Noida International Airport, also known as the Jewar airport, is undergoing a major transformation, and it could prove to be a game-changer in India’s aviation and real estate industries. It is expected that the operations will start to take place from December 2025. The airport is being constructed in Jewar, Gautam Buddha Nagar district, near the northeast bank of the Yamuna River. After Indira Gandhi International Airport (IGI), it will become the second busiest airport in the country. Sources say a gradual rollout is planned in the second half of 2025, as 80% of the construction has been completed. Not only will it boost the connectivity and economic growth in the area, but it will also affect the agricultural farmland and land investment in Jewar.

Initially, the plan was to connect Agra, Mathura, and Gautam Buddha Nagar and build a 2-runway airport with global aviation standards, Swiss efficiency, and Indian hospitality by April 2025 and then extend it to an 8-way runway international airport expanded over a staggering 7,200 acres, with a capacity to cater to 1.2 crore passengers annually. It would be the third commercial airport in the NCR after Indira Gandhi International Airport and Hindon Airport. The construction of this airport started in June 2022, and it is expected to be operational by December 2025. This airport in UP is going to enhance connectivity through the Yamuna Expressway and a wide range of other roads, highways, and rail links.

An Overview of Asia’s Largest Airport in the Making

Once fully developed, the plan is to make Noida International Airport, or Jewar Airport, the largest in Asia and the 4th largest in the world. It is estimated that the overall cost of the project could be around ₹29,650 crores, with the first phase designed to cater to 1.2 crore passengers annually by 2025 with single runways and terminals. Later, by 2040-2050, the plan is to expand it through multiple terminals and runways so that the airport could cater to 7 crore (7 million) passengers.

Location and Connectivity:

  • The strategic location will be approximately 75 km from IGI Airport in Delhi.
  • It will connect Indian cities, including Noida, Agra, and Dadri.
  • The airport will be integrated with major transportation links, including the Yamuna Expressway and forthcoming high-speed rai and metro links, to ensure the travel experience and freight get easier.

Important Dates: Jewar Airport

The airport was originally scheduled to open by late 2024, but is now targeting to open for operations by December 2025. Although domestic and cargo flights have already been operational since September, the international flights will be ready for operational use by early to mid-December.

Here are some important dates to remember regarding the Jewar Airport project:

  • In November 2018, the government of Uttar Pradesh allocated funds for the land acquisition process of Jewar International Airport, and by January 2019,  the land acquisition had started.
  • In November 2019, the contract to develop Jewar International Airport was given to Flughafen Zürich AG (Zürich Airport AG).
  • In January 2020, the process of land acquisition was completed.
  • In February 2021, the plan to build the Jewar Airport Master Plan was approved by the Airports Authority of India.
  • In September 2021, the Government of India approved the plan.
  • In November 2021, the Honourable Prime Minister of India, Narendra Modi, laid the foundation stone for the construction of the airport.
  • In June 2022, the civil construction contract of Jewar Airport was won by Tata Projects Limited.
  • In November 2023, Indigo Airlines was selected to be the launch carrier for Jewar Airport.
  • In December 2024, the successful test flight from IGI Airport to Jewar Airport was conducted.

Impact of Jewar Airport on Nearby Land and Agricultural Farmland

The Jewar airport will not only have an impact on flying, but it will also have a major impact on the agricultural and land market. There has been a growing demand for agricultural and rural land in the surrounding region. People are now actively looking for land for sale across the region, as being near the airport will make it easier for them to sell and ship crops, which has increased the economic value of the farmland.

The Jewar Airport is not just about flying. It also changes the nearby land market, especially for farming and farms for sale. Because of the airport, there is a growing demand for agricultural and rural land in the area, and people are looking for farmland and farmland investments online.

Farmers, buyers, and investors have a chance to take advantage of this development. Land near Jewar can be used for traditional farming but also for managed farmland, sustainable land care, and smart land investment. Being close to a major airport makes it easier to sell and ship crops, increasing the value of the farmland. Buyers are now actively looking for online platforms like ours to buy suitable and promising plots for themselves. Nearness to a top-notch and world-class airport can boost the value of the farmland.

Airport’s Impact on Real Estate and Regional Economic Growth

Jewar Airport is playing a prominent role in the flourishing real estate environment across the region. There has been a continuous rise in connectivity, which is improving the infrastructure of the region. This development in the infrastructure because of the airport is increasing the value of land properties. Websites that sell land are seeing an increase in the number of people visiting their sites to check if there are available plots for sale/rural plots across the airport.

The airport will not only affect the nearby region but will also affect the Delhi region, which is 75 km away from it, positively. It will alleviate the congestion caused by vehicles going to IGI Airport, and it will play a crucial role in decentralizing traffic from the NCR region and making the traffic a lot smoother, which is going to be convenient for passengers and motorists.

Due to better roads, less congestion on the roads, and rail links, Jewar can prove to be one of the foundations of northern India’s smart city concepts, agricultural investments, and sustainable land use models.

What can be expected further?

There is a long-term vision for the Jewar Airport to expand in multiple phases, which includes:

  • Addition of runways, terminals, and logistics hubs over time.
  • Enhanced ground transport with metro lines, buses, taxi lanes, and better parking infrastructure.
  • High-speed rail link, which is going to reduce the travel time from Delhi to Jewar to just 21 minutes.
  • A multimodal cargo hub capable of handling over 100,000 tons of cargo each year at launch, helping agricultural exports.
  • Environmental safeguards, including forest buffers and wetland protection, to support sustainable development.

The development anticipates establishing a multimodal cargo hub aimed at handling over 100,000 tons of cargo annually at launch, significantly benefiting agricultural exports. Environmental considerations like forest buffer zones and wetland conservation further underscore the airport’s commitment to sustainable development.

Ending Statement

By December 2025, the upcoming operations of Jewar Airport will symbolize a major landmark for India’s air travel and agricultural sectors. The airport is opening the gateways for buying agricultural land in its region. Especially through digital real estate marketplaces and farmland websites like ours. With the resurgence of infrastructural growth, there will be an increase in the rate of growth in property value and evolving accessibility of the market around the Jewar Airport region. It has become a destination to focus on for sustainable farmland investors and agricultural land buyers.

With time, as the connectivity island infrastructure improves, Jewar Airport will be known as the main pillar of regional development and smart city expansion. It will lead the way for the new era of land investment and agricultural abundance in India.
