Surat-Chennai Expressway: 36-Hour Journey Cut to 16, Linking Gujarat With 5 States

Cutting a Gujarat road trip all the way down to Chennai is no small claim. But that’s exactly what the Surat–Chennai Expressway is being built to deliver. Once completed, the corridor will connect Gujarat with five other states, creating a much more direct west-to-south road link than exists today. And if you’ve been keeping an eye on land in Gujarat or the wider corridor stretching toward Tamil Nadu, this is the kind of infrastructure development that can start changing buyer interest and land-market expectations well before the first stretch of asphalt is laid.

So What's This Project Actually About?

It is a six-lane greenfield expressway that is around 900 kilometres in length and has been developed as part of the Bharatmala scheme. The expressway begins at Surat and stretches up to Chennai, covering regions of Maharashtra, Karnataka, Telangana, and Andhra Pradesh.

Here’s an interesting bit about the expressway: the original plan was for the expressway to be even longer, with a total length of 1,271 kilometres. At some point, the Surat-Nashik stretch of the expressway was detached from the project, and the remainder of it is known as the Nashik-Chennai Expressway. In spite of the strange name, the outcome remains the same – a quicker link between Surat and Chennai. Here’s what the project looks like:

The Towns It Passes Through

The Chennai–Bengaluru Expressway isn't just a straight line between two cities. It threads through a handful of towns that matter for industrial activity, agriculture, and, in a few cases, spiritual tourism. These locations could see changing connectivity and greater interest from businesses, travellers, and land buyers as the corridor develops.

  • Gujarat: Surat
  • Maharashtra: Nashik, Ahmednagar, Solapur, Akkalkot
  • Karnataka: Kalaburagi, Raichur
  • Telangana: Garhwal region
  • Andhra Pradesh: Kurnool, Kadapa, Tirupati
  • Tamil Nadu: Chennai

Tirupati is probably the one name that jumps out here. It's one of the most visited pilgrimage sites in the country, so a faster, smoother road connection there isn't just a convenience; it's likely to pull in more tourism traffic and local business along the way.

Where Things Stand Right Now?

This is not something that is just lying somewhere in a document awaiting approval. Some parts of it have already been put into action.

  1. Maharashtra has given its approval. The 374 km long stretch of Nashik-Solapur-Akkalkot has been sanctioned at an estimated cost of ₹19,142 crore.
  2. Work in Karnataka-Andhra Pradesh has also commenced. Acquiring land on the 177 km stretch has already been taken up, and work has also started on it.
  3. A Maharashtra link has also been proposed. The road development body of the state aims to link this expressway with the Mumbai-Ahmedabad highway via Samriddhi Mahamarg.
  4. It would also be linked indirectly with the Delhi-Mumbai Expressway.

Why Should Land Buyers Care?

Whenever a big expressway like this gets announced, land near it starts behaving a little differently. It's a pattern we've seen with almost every major Indian expressway project: logistics get easier, businesses start looking at new locations, and land pricing eventually catches up.

DetailInformation
Total corridor lengthAround 900 km (Nashik-Chennai stretch)

Before the ExpresswayAfter the Expressway
Slow, congested travel on old highwaysFast, direct greenfield route
Weak industrial links between Gujarat and the southSmoother freight movement across six states
Land value shaped mostly by local demandLand value increasingly tied to how close it sits to the corridor
Buyers sticking close to city centresInterest spreading further out, along the whole route

None of this happens overnight, to be clear. But it's a shift worth watching if you own or want land anywhere near this stretch.

If You're Looking at Land in Gujarat

Surat sits right at the top of this corridor, which honestly puts land in Gujarat in a pretty good spot. Once the road's ready, moving goods toward Maharashtra and further south gets a lot easier, and that tends to draw in logistics players, warehousing setups, and agri-trade businesses looking for a well-connected base. So if a plot for sale in Surat has caught your eye because of this news, a few things are worth checking before you get too excited:

  • How far is the plot from the nearest planned interchange or access road?
  • Does it already have usable road access, or is it banking entirely on the new expressway showing up?
  • What does local zoning say, and are there any restrictions near the corridor?
  • Is the completion timeline realistic, or is it likely to slip (these things often do)?

And What About Land on the Chennai Side?

Chennai is the other end of this corridor, and that makes a difference much more than one might realize at times. With faster connectivity between Gujarat and Maharashtra, Chennai becomes a better logistics and trading hub on the south side, which generally translates to increased focus on lands used for commercial and agricultural purposes at the periphery of the city.

If you are looking at lands for sale in Chennai, or more specifically farmland for sale in Chennai that falls along the roadways leading to this expressway, then it may be a good idea to keep this development in mind, although there may be some time before the construction begins near the city. Few other things to look for as well:

  • Land that is nearer to the roadways that will be constructed to lead to this expressway generally attracts attention first
  • Lands that have road access are definitely at an advantage when compared to landlocked lands
  • Check whether any of the land falls within the acquisition area for this project

Thinking of Selling Agricultural Land in Chennai?

If you already own farmland near the city and you're wondering whether now's the time to sell agricultural land in Chennai, here's the thing: expressway announcements tend to shift buyer interest well before they shift actual sale prices. Investors and developers often start scouting early, sometimes years before a bulldozer shows up anywhere nearby. If you're leaning toward selling, a few things will make the process smoother:

  1. Get your title documents and mutation records sorted and current
  2. Understand roughly where your land sits relative to the wider corridor plan, even if it's not directly on the route itself
  3. Price it based on actual recent sales nearby, not just what the news cycle makes you hope it's worth
  4. List somewhere that actually reaches buyers tracking infrastructure news, rather than depending only on a local broker's contact list

Zooming Out a Bit

Projects of this sort do not have the ability to instantly turn the tables on land prices, and there’s no point in trying to claim otherwise. In most cases, what happens is a gradual shift in perceptions about the region that is occurring. Over the next couple of years, as the Maharashtra, Karnataka, and Andhra Pradesh corridors take shape, we should see more than just interest generated in the major cities along the corridor – the towns and farmland in the area will benefit as well.
